Amid unpredictable markets, timberland has become a popular investment strategy. Increased demand for timberland in the portfolio has driven land prices up, driving investors and managers to pursue new alternative revenue streams and investment opportunities to generate returns, maximize investments for the near term, all while the trees grow over the long term.
Fortunately, new technologies, policies, and markets are opening doors for investment opportunities that did not exist before. The “green” movement is rewarding timberland owners for conservation and ecosystems projects. There is a developing market for carbon credits that will turn latent forests into active market forces. Cellulosic ethanol conversion plants are set to begin producing “green” energy from woody biomass in 2009. These are all new factors in how the value of timberland is estimated. In return, it requires new ways of thinking about how timberland operates as an alpha-generating investment.
At the same time, however, US timberland investment opportunities are becoming fewer and further between. Finding value is of utmost concern. One increasingly attractive alternative is to invest in overseas timberland, but there are obstacles on this path as well.
